One of the most important tools a home buyer can have in his or her arsenal when shopping for a new home is a pre approval letter from their lender. This gives you the same clout as a cash buyer when making an offer to purchase.
 
We, at Republic State Mortgage, are more than happy to issue a commitment letter for qualified buyers.
 
It is highly recommended that you have the property inspected by a licensed home inspector to uncover any defects with the property. New homes generally don't require an inspection as you'll have a 12 month builder's warranty in place.
 
Termite inspections are a must on existing homes. Do not cut corners on this crucial report. To do so could cost you thousands down the road. Ask to see the proof of soil treatment for termites on new construction. 
 
Request that the seller purchase a 12 month warranty from a reputable company with a renewal option on existing homes.
 
Many builders will offer extended warranties on their homes as well.
 
When it comes to closing costs it can be helpful for the seller to pay a portion of your closing costs for you. If the seller is unwilling or unable to contrbute towards your closing costs not to worry. With our Easy Buy Loan you can finance your closing costs over and above the purchase price as long as the property appraises high enough. The 2% MI waiver fee is financed over and above appraised value.
 
Speaking of appraisals, your lender will of couse require an appraisal and it is your right to obtain a copy of the report at closing. The appraisal fee is  paid to the independent appraiser up front right after your offer to purchase has been accepted by the seller.
