So you have decided to sell your home. Congratulations! Your first step should be selecting a qualified real estate professional who
knows your market. After that you might ask "what should I do now"? The experts all agree that curb appeal is
crucial so let's start there.
Make sure your lawn is properly maintained and that your shrubs are neat and trimmed. Put down
a layer of fresh mulch or pine straw on your flower beds and plant some colorful flowers at the entrance to your home. Remove
any debris from the yard to further enhance curb appeal.
Is your roof in good condition? If not, you should consider having
it replaced if you have room in your budget. Could the exterior of your home use a fresh coat of paint?
If so, then by all means paint it. Also remember to check for and replace any rotted wood around window sills and facia boards.
Approach
the interior of your home as if you were there to buy it all over again. Do your furnishings add to or detract from the overall
appearance? One of the most often cited problems with "staging" homes for sale is that the sellers have too much clutter in their
homes and their personal belongings actually detract from the viewing of the home. Think "model" home when presenting your home for
sale. It must be kept spotlessley clean throughout the process.
Start with the closets. Clean out seldom used items and
move them into storage in order to maximize storage space. Another often mentioned tip is to place family photos out of sight and
reduce the amount of table top clutter throughout the home.
Is your furniture positioned in such a fashion as to make each room
appear as large as possible? Are traffic patterns obstructed? If so, then take the time to rearrange things for the best possible
showing.
A fresh coat of paint can really liven up most homes. Paint is not expensive and many home sellers choose to do it themselves
to save money. Have your carpets cleaned and if you have exceptionally old carpets you might want to consider having them replaced.
Your kitchen is a key selling point. Throughly clean your appliances and repair any that are broken. Another important
tip is to clear off the kitchen countertops. Remember, clutter is your enemy.
One final tip that most sellers
overlook is to go ahead and have a home inspection performed by a licensed home inspector. Make all repairs noted in the report
and make the report and the proof of repairs available to potential buyers. Most buyers are going to have the property inspected anyway
so it is advisable to address potential issues up front and fix them.
